PLANNING CONSENT

PROJECT: GROUND FLOOR FLAT, MANOR GARDENS, CENTRAL LONDON

The owner of a ground floor flat contacted us to find out whether refurbishment works to the flat would require planning consent. The owner wanted to update the bathroom and kitchen and install new bi-fold doors to the rear elevation and to create a kitchen that extended onto a patio area outside.

Following property history checks to ensure that the building wasn’t listed as a heritage asset or within a conservation area, we confirmed that the internal works would not require planning permission, but the bi-fold doors would. This is because, as a ground floor flat, the property did not benefit from Permitted Development Rights and therefore any changes to windows or doors required planning permission.

A householder application was submitted within a few weeks and consent gained within 12 weeks, allowing the builder to undertake all the works during the summer of 2022.
