Permitted development advice

There’s a vast array of small build projects that can be undertaken to expand houses and commercial businesses without the need for planning permission, but they do need to meet size requirements. Brighton Planning can advise on small build schemes and gaining a Certificate of Lawfulness for proposed developments.

Planning appraisals and pre-application advice

Build projects must be viable so it often helps to have an initial site appraisal and local authority pre-application advice to ensure that your ideas are achievable. Brighton Planning can help undertake early assessments and apply to the Council for pre–application advice so that any potential barriers can be identified early on.

Creating planning applications and supporting evidence

To gain planning permission, it helps to have evidence and statements supporting your planning case. This includes setting out how your scheme meets national and local policy including how your scheme is sustainable and doesn’t harm the environment. We’ll prepare all the necessary planning drawings and statements and work together with specialist partners to bring forward the evidence that your scheme needs. Where required, we’ll liaise with the Council and/or attend Planning Committee to ensure your case is constructively and positively made.

Discharge of planning conditions

Approval is given from the Council with additional conditions for you to follow. Some of these may require additional details to be submitted to the Council for approval and may need to be signed off by the Planning Department prior to any development commencing. Prior approval notifications

Some build projects don’t always require full planning permission but may need to submit a ‘prior notification application’ before development works are undertaken. This is more common with agriculture and commercial developments.
